Booking Terms and Conditions
Please read these terms carefully before completing your booking. By confirming a booking you agree to be bound by these conditions.
1. Definitions
"Owner" means Kate and Matt, the owners of Lakehayes Holiday Cottages, Tatworth, Chard, Somerset TA20 2SH.
"Guest" means the person named on the booking confirmation and all members of their party.
"Property" means Pippin Cottage, The Cider Barn, or both cottages together, as specified in the booking confirmation.
"Booking" means a confirmed reservation for accommodation at the Property for the dates stated in the booking confirmation.
2. Booking and Payment
A booking is confirmed once the deposit or full payment has been received and a booking confirmation has been issued by email.
If your check-in date is more than 30 days away: a deposit of 25% of the total booking cost is due at the time of booking. The remaining balance is due 30 days before your check-in date. A reminder will be sent by email at least 35 days before check-in.
If your check-in date is 30 days or fewer away: the full booking cost is due at the time of booking.
All payments are processed securely by Stripe. The Owner does not store card details.
3. Cancellation by the Guest
All cancellation requests must be made in writing by emailing hello@lakehayescottages.co.uk. The following charges apply:
- 60 or more days before check-in: full refund of any amounts paid.
- 31–59 days before check-in: deposit is non-refundable; any balance already paid will be refunded.
- 30 days or fewer before check-in: no refund. The full booking cost is forfeited.
The Owner strongly recommends that Guests take out appropriate travel insurance to cover cancellation charges.
4. Cancellation by the Owner
In the unlikely event that the Owner is required to cancel a booking, the Guest will be notified as soon as possible and a full refund of all amounts paid will be issued within 14 days. The Owner will not be liable for any additional costs or compensation beyond the refund of the booking cost.
5. Arrival and Departure
Check-in is from 4:00 pm on the day of arrival. Check-out is by 10:00 am on the day of departure. Early check-in or late check-out may be available on request but cannot be guaranteed.
6. Maximum Occupancy
Pippin Cottage accommodates a maximum of 4 guests. The Cider Barn accommodates a maximum of 6 guests. Both cottages together accommodate a maximum of 10 guests across 5 bedrooms. These limits must not be exceeded. Any breach may result in immediate termination of the booking without refund.
7. House Rules
- No smoking or vaping inside any property or outbuildings.
- No pets, unless explicitly agreed in writing before booking.
- Please be considerate of neighbours. Noise must be kept to a reasonable level after 10:00 pm.
- No parties or events beyond the registered guest numbers.
- The properties are on the grounds of a private residential farm. Please respect the privacy of the owners.
- Gates and doors must be kept closed at all times.
8. Care of the Property
Guests are responsible for the property and its contents during their stay and must leave it in a clean and tidy condition. The Owner reserves the right to make a reasonable charge for any damage, breakage, or additional cleaning required. Guests should report any damage or breakage as soon as possible during their stay.
9. Liability
The Owner accepts no liability for loss, damage, or injury to Guests or their personal property during the stay, except where such liability arises from the negligence of the Owner. Guests use the property and its facilities at their own risk.
10. Data Protection
The Owner collects and processes personal data in accordance with the Privacy Policy. By making a booking, Guests consent to their data being used for the purposes of administering the booking.
11. Governing Law
These terms and conditions are governed by and construed in accordance with the laws of England and Wales. Any disputes arising shall be subject to the exclusive jurisdiction of the courts of England and Wales.
